I have lived in my home for 10 years, now i am planning to move to bigger home and rent the present one.I understand that if I sell the home within the next 3 years, there will no be no capital gains tax, I made a profit of 200k.if i rent my home for 3k/month, I get 36k per year, my deductions will be : depreciation of 10k, mortgage interest of 10k and property tax of 10kso I am getting a net profit of 6k/year and other reductions in my gross income. how is this a good deal? 

What I'd be careful about are the types of tenants chosen and what to do if they can't pay due to the present eviction moratorium due to COVID-19.

I'm confused though on what to do next..what partnership structures should I present to them that make the most sense?

We have standardized on these colors as it makes turnover much easier and cheaper, and we always have this paint in stock.If a good tenant asks about changing the color, we tell them: 1) you can, but if the job isn't 100% professional, we will have to charge you to fix it at move-out time, 2) you must use one of these 2 specific colors (they have one of them already)...a few people have followed through, most people drop it when presented with those options.
