If this is the case, it could have a significant impact on our portfolios, not just in 2018, but as rates continue to (rapidly) rise across all indexes.  

As an investor, I have close to 200,000 sq.ft. of industrial space in Toronto, a plaza in Barrie, a 6-plex in Bradford, to name a few properties.As a Real Estate educator and Broker, I advise on everything from how a single family home or condo can be analyzed from an investment perspective, to major income producing properties (retail plaza, medical office buildings, industrial buildings, student housing, multi-family portfolios, etc.).

I'd rather not borrow a large sum of money from my parents on a first deal, but at the same time I recognize that money from them would be cheaper than money from just about anywhere else.So ideally, I'd like to use a portfolio lender for the bulk of the loan, and my father for a much smaller chunk.

But since I don't - and I don't want to take out a loan to buy the property - I figured why not use a portion of my retirement portfolio to buy it?

If our imaginary scenario was reality I'd suggest a portfolio with both local and distant properties.  

Total portfolio is flirting with the 1M mark, which is my goal by the end of 2016. 3M by 2020 and chill.

The debt would go into both of your names.The other option would be what's called a "portfolio" loan.

I accomplished my firsts years goal in real-estate by cash-flowing 500 per month from my portfolio. 2016 is to have a total of 1,500 per month cash-flowing in 2 years.

This would be a solid property in a good area consistent with my portfolio to date.
