Instead, I'm thinking that I'd like to create some kind of lease-option or land contract agreement with her so that the property stays in her name where I pay her a down payment of the amount to get her out of foreclosure and a bit of cash for her to use as a down payment on a mobile home (which is what she wants).

We’re currently renting and it’s $815 a month, for that we could definitely get a lower payment with a mobile home too.

If the ownership of the house is different than the land owner then it functions just like a mobile home.

I've got this deal on a manufactured home, in a mobile home park and the numbers work but there's one problem. there's no rent comps in the area for manufactured homes and my real estate agent (also my mom lol) says that manufactured homes are in a different ballpark when it comes to comps.
