So far Matt C is the only respondent with reliable information as he is the only landlord with experience in your state.You need to sit down and take the time to learn all your state landlord tenant regulations and how they are applied.

There are several ways to structure these deals, but to be in compliance with current regulations and to be very fair and clear to all parties involved, your terminology and the clauses of your agreements actually matter. 

If you buy a property that clearly you can add value to (i.e renovate interiors, exteriors, perhaps add a carport that you can charge parking fees on, retrofit plumbing to save on utilities, etc) you can exercise more control over creating value.  

It can be hard to foresee what repairs will be needed, but landlords should consider expenses like carpet cleaning, paint, electrical, plumbing and any other fixes that keep a property habitable for renters.

@Jessie Wells, I would say check out the rules and regulations and see how much of an impact that would have on the investment (paying taxes, etc.)
