I decided to go ahead and use a commercial broker to help us with this space. 

That total amount is than annualized, and than there is a formula that gives you a return based upon the Net Present Value of money.

We are hoping to try and get a head start as we move into that area and purchase something shortly after arriving.

But if you used 100 CCFs of water in the winter and 30 CCFs in the summer, you'll pay for the full 30 CCFs for sewer, even if half that was used to water your plants and isn't getting treated as sewage.  

Most of the stuff that happens in title is formulaic and can be automated, but sometimes it's more complicated and takes a real human to sort through. 

I'm crossing my fingers that it's high so I can go ahead and refinance soon.

If you're local to the home, if you're just starting I would just go ahead to look at the house in person to get an estimate of the repair or send a contractor if you can.

My formula for those = 30K over the guy standing right behind you in line....and your comment on C/D made me laugh.....

It may take a bit longer for you to reap the benefits of what you plant, but it will feed you for a long time.
