I noticed their kids were mistreating them, and at times physically harming them. 

I was very excited to learn I can get into real estate without doing any of the physical labor. 

I have a few questions regards to physical inspection during due diligence that I'd appreciate some inputshould I just walk each unit myself (and possibly bring one of contractors who worked with me before), or is it worth to hire professional inspectors to inspect all units (or a selection of units)?

I have read exhaustively (almost obsessively) about getting started and breaking into the world of commercial real estate.

Another way to think about it would be your pushing a bolder uphill, step by step you make progress but it can be exhausting, eventually you get to the top and the bolder starts rolling down the other side and things get much easier. 

Since i am out of state investor (Calif) and not a ton of time to physically be there to do research, can anyone give me some pointers on how to find property deals to get me to the 1% mark?

Sell house, deposit check, take out initial deposits, split balance 50/50, close account and move on to the next one.I would also suggest if you are both physically working on the property that you agree on an hourly rate and pay it if one person works more hours than the other.

I work as a physical therapist assistant in a home health setting, which allows me to travel around Tulsa and the surrounding areas, which I absolutely love to do. 

But a contractor's many hair prejudices are based in the kind of physical work we do, and a lot of people don't understand that.
