The property would remain my primary residence on paper while I am working these contract positions out of town for 3+ months at a time, I just would not be physically present for the entire 12 months.  

And as much as I hope my entrance into REI is via a physical property in my/my entity's name, crowdfunding may end up being the way to go (for me) to get started. 

The market in my area is very expensive and I would like to buy properties out of state, but the problem I face is that I obviously can’t physically see all the homes I’d like to consider.

My goal is to find raw land, take it through the engineering and entitlement process, and sell approved preliminary plats to developers that will finish physical improvements.

Nothing can ruin your vacation quicker than having guest issues that you physically need to be there for.

You can add value literally by just raising rents or reducing expenses such as by appealing tax assessments without changing the physical property at all!
