Stocks yielded 10% when you could put your money in a bank and get 5%, now that banks are paying less than half a percent, it could be that we are in a low return environment for a while.

Hope you have insurance that covers rental loss on your properties as it will take some time to find contractors to do repairs in this crazy environment.

And they are bulky and hard to move (especially with stairs).Some of my best tips are to make peace with it and get to know your appliance delivery person on a first name basis (they may prevent back surgery for you!).

If she leaves peacefully and the property is left in good condition, send back her money.

Not only will this give you peace of mind about an area you are now a little more familiar with, but the people you add to your team (boots on the ground)  look at you as a serious investor, and not just a "puppet master" from a distance.I have NO DOUBT there have been successful investors who invest OOS and have never set foot in the state, but IMHO, I don't believe it's the smartest of business decisions.  

Now I guess I'm between two choices: 1- Negotiate the rent to the maximum that she can get me and wait until she leaves peacefully !

Then again *every* strategy has a really good chance in a rising tide environment.
