Obviously it depends on specifically what work is still being done, but when Ive done this, it sort of helped the buyers get in the mind set that they are buying a nearly new house that has had lots of work put into it.

Obviously subsequent loans would not be cash out as no equity would be established in a short period.I refinanced one borrower three times in back to back closings under the same wholesale mortgage banker as interest rates were falling and paid the differences in settlement fees for the borrower!

They make money by doing the least rehab possible for obvious reasons, asking the most on the selling price and charging the most for their maintenance.

If the tenant doesn't pay this money, then you simply send it to a collection agency and they usually get the power to deduct it from the tenants bank account or future earnings.Now obviously a lot of landlords would not bother, as they know the tenant is never going to pay that money.

Obviously they "need" to make a call to their manager to get the special code that gives them the discount.I think it came somewhere around $1650 after tax + shipping.Good Luck
