They make money by doing the least rehab possible for obvious reasons, asking the most on the selling price and charging the most for their maintenance.

If the tenant doesn't pay this money, then you simply send it to a collection agency and they usually get the power to deduct it from the tenants bank account or future earnings.Now obviously a lot of landlords would not bother, as they know the tenant is never going to pay that money.

If she's on title, she would obviously have to agree, or the other owner would have file some type of partition law suit.

Obviously making a phone call is less work than driving around, get info, and taking pictures.
