Jeff Baillis Pre-Printed Postcards I Can Run Through My Printer?
12 July 2015 | 10 replies
So I just wanted to share my findings:Prices per piece at 2500pcs seems to be about even among national print companiesNational print companies include design fees, locals do not and charge $75+ an hour with expected costs around $150-250Fiverr.com is full of excellent graphic designs who can design business cards, post cards, logos etc for $5-$50In order to print the addresses correctly the post card will have to be of a paper type that works with my printer, aka laser toner paper matte (not glossy)Whenever I have printed post cards in the past it has been a lot of work to get the spacing right, I end up throwing away 10-50 until I figure it outBecause the post card is small there tends to be 'angling' issues with my printer and sometimes the text comes out at 10-20 degree angleIt might be better to print on labels instead of the post card directlyNational companies will often pay/provide a list for you, locals do not and charge $35 or moreYou can get free lists from your local title companies since most (mine do) have access to county records.
Takeshia Martin is it illegal in Tennessee want Feedback on this topic
5 July 2015 | 2 replies
hi takeshia from " elvis country"....lol. wholesaling is a good part of the flipping houses and RE world. however, each state has its laws regarding wholesaling. i would tend to believe a real estate attorney from the area on his or her opinion. i wouldn't say something is illegal if you can get a license to do it, its just illegal to not have the license. then we get into the gray area of exactly what wholesaling is. if you find a seller, and put them in touch with a buyer for their house, you are acting as an agent. without a license, that is illegal. but, if you find a seller, YOU get the house under contract to buy, and put in the contract your right to reassign the contract, that is wholesaling and might NOT be illegal. in that case, you are not acting as an agent because you are not bringing two parties together. you are actually contracting to buy an item, but then exercising your right to sell that contract which does have monetary value. just like a corporation creates a stock certificate and sells it on the stock market, it is just a piece of paper with monetary value that you are selling. please check with at least one other real estate lawyer and explain the process completely. show them how you would not be acting as an agent between buyer and seller but as an actual purchaser looking to sell the asset you have created. that may make the difference.

Scott Weaner I Re-Screened Some Window Screens Today
17 October 2015 | 9 replies
I've done hundreds of screens (worked at a hardware store in high school that repaired them) and it was always a PITA trying to pull the screen tight while making sure the spline stayed in front of the roller. One tip: if you plan on doing these on a regular basis, take a piece of 3/4" plywood larger than the size of the screens and use screws to hold the frame in place rather than duct tape.
