I’ve contacted BC Police (non emergency) due to potential animal abuse due to the conditions (He has a dog that I’ve even once seen with a cockroach crawling on its back) but they said there’s not much they can do and recommended me to go to Baltimore Code Enforcement.

Some overhead payments(real estate taxes, mortgage interest, depreciation, repairs) are considered personal expenses and potentially itemized while others are business rental expenses.You should consult with your accountant on treatment.

We're up here looking at neighborhoods almost weekly.I have 1 property that we're considering making an offer on, it's now almost 180 DoM, fits most of our criteria, saw some potential "gotchas" that would make it less attractive for non owner occupant investors, so not sure what I'm missing and why other's haven't tried to grab it yet.

Keep in mind that those loans with be full recourse (you have to personally guarantee them).Other food for though would be, if you decide to get into larger deals with loan balances over the $1MM then you can get non-recourse agency loans and it would be unusual for it NOT to be in an LLC.
