Having an 8% rate expectation is fine b/c that just means conservative investor underwriting, but most things right now are winding up in the high 6s on the low end (well qualified borrower, sexy property like you describe), mid 7s on the high end.

At the end of the day, I do see a value in the general education side of many of these guru's, but education, if that is all they are providing without actually helping get your business off the ground, is only worth a flat fee, and it is not $540k, as you not this group is asking for.

I don't suggest doing arbitrage for many years to figure out the market (and the ropes), but rather, one can start with a sub-lease and then relatively quickly choose to buy if the conditions are good while continuing to profit from the sub-leased property until lease end
