The beauty of it is that you can negotiate anything both parties agree are generally c class neighborhoods, and the seller is wanted to get rid of their portfolios and are looking for steady cash.

Find a map (I found a free local county book in my area on a free magazine stand that had a map of the area) and drive each neighborhood to get an idea of the neighbors (mostly homeowners or renters, single family or duplex/triplex/quad) vicinity to amenities like grocer/parks/schools/etc. and if area feels like something your target market would be interested in (to buy or rent).Go to your county's or city's website and see if you can find any planning information to figure out where the development is happening.Lastly, find (or start) a local meetup to network and learn the information you didn't know you needed to know.Tax liens can vary by county.

Our rental is in the Tower Grove east neighborhood, which seems to be right on the edge of trendy and dangerous (aka cheap but rising fast...tons of buying, selling, and flipping in the area).

Especially developers, rehabbers, the types that take old dilapidated properties and fix them nice.Also bad tenants (gangs, hoarders, the types that party all day and don't keep neighborhood clean stay FOREVER)  This is why the rent controls don't work.

They need this info for their stats, etc.Document area with photos.Develop a relationship with your council member for that neighborhood and find out what they are doing and report same to council member.Get on Next Door and monitor it from that as well.This could be a safety issue for your tenants as well; as a landlord you are obligated to protect and provide to them safe housing; if you need to build a fence or whatever then do it.Get involved!
