That annual maintenance that's being discussed is usually a mandatory thing (to keep warranty in place) and must be performed by a licensed Contr/Installer....I would always default to a good ole tanked gas WH (or electric if gas is not available on property) Yup, I run a low draw recirc pump, expansion tank and sweat in a line for the pop off to a safe place.

I had one tenant who bred pitbulls in a neighborhood where i own 16 units on the block. 5 of me tenants plus my handy man had purchased a dog from them and out of all 5 that moved out including the breeder every single property had damage to moldings doors and walls from dog scratches.

Many OOS investors set themselves up for failure because they don't invest the time to ACTUALLY understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

Until then many landlords' hands are cuffed.HUD and DOJ's Joint Statement on Reasonable Accommodations Under The Fair Housing Act (May 17, 2004) states that a doctor or “other medical professional, a peer support group, a non-medical service agency, or a reliable third party who is in a position to know about the tenant's disability" may provide the verification of the tenant's disability.That is an exceedingly low bar.

I'm from the Philly suburbs and definitely interested in tapping into Philly neighborhoods (thinking Brewerytown, Old Kensington) but as you know if you're from Philly, neighborhoods can be safe or not depending on what block you're on.
