A partner and I bought a waterfront building lot on a large navigable river in Eastern Ontario (Canada) about 3 months ago just as a buy and hold appreciation play as there are very few lots like this available.

I need some advice on how to navigate this uncharted water for me and how to achieve my goal with the cards im dealt.

I am also studying OOS (extreme OOS in our case) as there are some inevitable complexities to navigate if you are not in the US. 

(barring any extensions) Ideally, I'd like for the tenants to pay the reduced rent they requested or break the lease to find something more economical, however I realize that is short sided.Curious, what other courses of action have other landlords taken?

people are learning to pivot, morph, and evolve to find ways to sustain and make money during the pandemic (we've been in this thing for nearly a year, and we're learning to successfully navigate)despite the jobless claims we are seeing, the economy as well as real estate values, continue to grow in most markets.  

You could ask one of the attorneys you know from various closings, if you are in a state that has attorneys close deals (vs. escrow companies), or search on the local bar organization's website, or search here on BP for attorneys (though I think the individual would need to be from your state).
