So I was thinking I should start out buying and flipping mobile homes to build my capital up so I can buy bigger properties.  

I suppose I would approach the land as I do mobile homes.

You sign an agency agreement that gives him the exclusive right to sell, and then he can take it and run with it knowing that you won't turn around and give the listing to someone else.

I would market to mobile home owners with yellow letters and find a screaming deal.

I would like to buy used mobile homes in existing parks and resell them as owner financed deals.

One really good, very knowledgeable CPA will be able to help you in all states as they will already be familiar with the tax laws in each state you are investing in, or will make themselves familiar with them before offering advice or preparing your tax return.The only time you might need a CPA in a particular state is if you are audited by the state taxation agency.  

Other than the advertisement I'm not sure I'm interested in anything else they provide.Craigslist is an obvious alternative but I'm curious what other listing agencies or strategies folks have or are using successfully.

At least that is my experience with about 4-5 different section 8 agencies here in MA.
