@John Ma - Roofers have some pretty huge margins in most areas whether licensed or not, nor whether they have to pull permits.  

Whereabouts in MA are you looking for the work to be done?

I am thinking of investing in more properties in CSprings because the prices are much more attractive than in MA where I currently reside, but not sure I want to do so through my current property manager.

If the tenant is ma problem tenant then maybe you need to push the issue.

If you have some weird other license, like I do in MA...it can be with someone else, but the internal rules of my brokerage do not allow me to hang it with a competitor, thus that one needs to be with a brokerage that only operates in MA and not in other states.

It won't estimate your specific costs, because it is specific to MA and NH, but it will help you understand some of the costs involved and remind you not to forget things like water/sewer while you hold, etc.
