Im married with no kids, and most of the ones I own that would even be appealing to stay at regularly rent for over $1,000 a night so its not really worth it unless I know 100% it will be vacant.When traveling I usually stay at Hiltons due to ease and status with them.

This compounds on your internal rate of return and at the end of the day will determine a great investment or not.As for the tax implications, I'm not a CPA, but I believe you're looking to claim professional real estate status, which I want to say it has multiple layers of requirements, i.e. at least 750 hours per year + document time spent on all investments vs. any other activity (greater than 50%).

As we just saw through the covid fiasco, plenty of Tenants across the country were unable to pay; could not be evicted; remained in possession for many months without payment; and many still are not close to being back to their "normal" financial status.

I was looking at one in Saratoga Springs to do that also, the city said that the city council needs to approve a duplex status, and it most likely it wouldn't be approved to switch it to a duplex.
