I never thought that I would ever begin to start my rental portfolio but it's looking like its beginning to come into my life!

He's an older investor who knows he needs to be more liquid at this point in his life. 

You may make some mad money for a while but cheaters are eventually caught or their life falls apart because they've cheated in other areas of life.

I do my best to limit my exposure to this wild west style lawsuit culture we have.I am starting to flip properties but, for the last few years I have purchased rentals to hold. 

Isnt it interesting the road that life takes. 

@Joey BiccumI would venture to guess that anyone in your area who chooses to rent a place to live for $1900/month has made multiple housing decisions about their lifestyle that are unconnected to any sort of poverty they are experiencing.

Had a set style for prospecting single family rentals but a bit of mission drift got me side tracked.

I once had a perspective tenant apply looking professional and nice, while on social media we could see what type of lifestyle he led (non stop partying and drugs)   You need to be careful why you say no, but finding red flags can sure help narrow down the search.
