My current situation. I have a plan but need fine tuning

Isnt it interesting the road that life takes. Magical mystery tour. I havent rented since college but that is my current reality. I havent been away from my wife and kids for a decade and a half but here I am - sitting in a rental that reminds me of college while my family is 2 hours away. What a perfect time to BRRRR but modified. I want to buy, live in, fix and rent but when my job contract is up - have the ability to move away while I hold and rent from a distance. This is a long term play. I have only been in my current situation for about 2 months but I have noticed pros and cons. Pro - a division 2 university, close to an air force base and very cheap housing. Con - difficult to sell, most houses need work (or total remodel) and a potential difficulty finding good labor help.

Any thoughts?  I have the multiple evenings to think, ponder, ruminate and meditate.  Thanks
