Opportunity zones are designated areas of each state (which tend to be more developmental/low income areas) where the reinvestment occurs. 

It may not be strictly legal but what they are doing is definatly not legal.

The loan is currently in MY name,... should I have them add my LLC to the loan contract so my LLC shows the debt to discourage legal action against my LLC?

I'm hyper-sensitive to ensuring that all structures/operations are legal, particularly for tax purposes. 

If it is legal you should always be wholesaling any deal lead you get.
