Suffolk county has some great two family homes as well as homes with legal apartments attached.

  $100 projected cash flow won't cut it either as you're already maxed out on the debt payment and haven't even gotten into the filing/closing costs, taxes, insurance, maintenance, cap-ex, management, etc... 

I love how these loans have 20 year Amotization schedule and we expect that these properties at the end of 5 years of ownership each have only 40-50% debt to value max at the end of the first 5 years of ownership.
