Read the contract carefully and don't rely on what they're telling you, seeing as it seems they may have left out some details in the conversation you had with them if they made it sound like you'd owe a commission regardless of circumstances (length of time since this listing, etc.)As far as why it's not selling, if the photos are good and the description is correct and appealing, most likely the issue is price.PS.

Hypothetically - this is in Virginia but most states adopted the federal laws   Owner - Grandparent Heir - GrandchildParents - NOT involvedRent collection after death - FriendProperty guardian - assigned If rental property is left as inheritance  to minor GRANDCHILD  - after the death of the grandparent : -to be transferred to the grandchild when he reaches 18 - Deed in place , - to be rented  until then - - the rent to be collected on the behalf of friend , claimed by the friend as rental property for tax purposes, and the friend pays taxes on the income.Question - Is this possible and what will be the issue in this case scenario?

So, tanent (renting for about 8 months here) called saying his fiance left, so he can't pay full rent.both of them are on lease ,now I don't want to be a warden and manage roommates etc.I would rather prefer to rent to a family vs dealing with roommate issues.time left in lease= 11 monthsSF bay area- can I allow him to break lease and leave- can I sell the property (i don't want to ,but if they can't pay and don't leave ?
