Question for discussion: If I'm interested in getting more experience on the rehab process (replacing carpets/hardwood floors/tiles, drywall, or other general kitchen/bathroom maintenance), would current investors doing a rehab be interested in having an additional helping hand for free?

Replaced all old carpets with wood flooring, replaced the vinyl in bathrooms with ceramic tile and updated the faucets; repainted entire unit; replace all kitchen appliances which were very old and rusted.

A hard money lender needs a LLC or something similar.Also if you are borrowing funds to repair the house they will probably want a scope of work laying out what you are going to do.

So when you're seeing some of these bargain-basement prices it's because they're literally falling apart, they have stone foundations, knob-and-tube electrical, asbestos plaster walls/floor tiles, old cast iron plumbing throughout...
