Additionally, if the properties are not owned by a bank free and clear the setbacks and roadblocks can be numerous.

It didn't take that long as have done numerous renovations and have been in and around the trade and have a great group of sub contractors. 

I guess it's back to the big banks stuck in the dark ages, but at least there's numerous branches with marbled columns in the lobbies... unless anyone knows something up-to-date and different?

But I haven't found anyone who has worked with them so I'm unsure how successful and helpful they really are.I've been spending a lot of time "smiling and dialing" to numerous lenders and just haven't had luck finding lenders who will lend to my LLC.

I have done my own research into this and seems that by being creative with the mail campaign (i.e. invitation style envelopes, dropping in a mint/candy, etc.) really helps entice the recipient to open the mailer, which is the hardest part I believe!
