get invitation envelopes for cheap ?

I’ve been lucky to meet with a couple seasoned house flippers in my market as well, they’ve been helpful answering any questions like estimating rehab costs and have invited me out to walk their current project with them so I can get a better idea of how to manage a project and learn what flipper look for in a potential investment.

If I get a phone call from a stranger, I would first invite him over to my house to walk the place so he can see the good... the bad.. and the ugly... before we ever talked numbers.
