4 units are great because they give you the option to rent some units out while you're working on fixing the other ones up and there is a lot of rental demand in Cleveland and surrounding neighborhoods right now, so it's a great time to get in the market!

I offer this exact deal in my markets. 

In many ways, this is the best market for buyers in Austin in years.

The interest rates are what they are but the down payment is the kicker for easier entry into that market. 

Lastly, it's super landlord friendly and the price point for finding positive cash flow is still very low (you can still find tons of great deals for $120-180k purchase price).On the other hand, other Ohio markets like Cleveland and Cincy are dying if you look at their population and job growth.

It's better than what you'll get from most attorneys and what you'll find on the internet.

Not ideal, but their assessments are still double digits under true market value.

I haven't had any issues with the wifi in either the Kwikset or the Schlage but my Schlage is in a city location with usually reliable internet.
