If someone books on VRBO or on a direct website then their calendar sync will block the dates on AirBNB, and I would then guess MashVisor will see it as a booking.If that's the case then if anything it probably does the opposite and over-counts it rather under since it is probably counting owner stays as bookings.

I assumed 25% down, $6K property tax, 4.125% conventional 25 year commercial loan, $20K fixes for bringing one unit up to date and fixing minor issues, and 8-10% for variable expenses.

For utilities, while it will vary from property to property I think a common arrangement for small multifamily (2-4 units) which you'll see is that tenants pay for internet, gas, and electric, while the landlord covers the sewer/water/garbage/recycling bill, which is all lumped into one bill, at least for Mpls. $150-160/month is a good estimate for a duplex.

If going the rental route, consider joining CAA (California Apartment Association) for forms and up to date information regarding landlord/tenant laws.

Hi ThereI finally got first investment SFR and now I am under contract, close date will be end of Sep.I get the home inspection reports and attached file is some of major concern items.Since it is build 1994, the home in general is pretty good shape but these few items, i am not sure how much cost will be if i am going to fix.
