Ryan, while I perfectly understand the need for sellers to save money by selling on their own, I don’t believe they should be entitled to post on the MLS.

You look on it in hindsight and wonder how the skill matched up so perfectly with the challange. 

I think if you have the cushion its the perfect opportunity.

Now it isn't completely perfect, it's an upstairs unit and it needs renovation.

Be patient, continue to look for deals by building relationships and store up your resources for when the perfect opportunity presents itself.
