I hope this is where I introduce myself,,,  I have 5 titles in RE for California and 3 in Tx.Lic in Ca are Broker, Appraiser, on HUD FHA list for 203K, home inspector, construction consultant.Broker in Ca. for helping stop foreclosure with using my appraiser Lic and home inspection ability.

I won't know for sure until I get a good inspector in there, but everything I saw told me that it is a solid property.It could be that I am wrong.  

These requirements cost you money and depending on the subjectiveness of certain inspectors, it can open up some really expensive cans of worms on your site.  

Should hire a inspector to inspect the house with pic "look ok"?

Will the bid be fixed to include any changes/repairs required by the inspector (even if the inspector is being unreasonable)? 

Would pay in advance with my cash, but by doing the work mostly ourselves, the inspector would sign off on each draw, then we would get the funds to continue.Rehab did not got exactly as planned as got bit by a rattlesnake while trying to pull siding off an abandoned house, and spent +1 week in the hospital! 

I arranged and set up the home inspector, generator inspector, appraiser, septic pump out and inspection, and a flooring/repair guy.

Mailmen, Police Officers, Garbage Men, City Inspectors make AMAZING "Informants". 

Hiring an inspector isn't a guarantee.

We found from reference of our higher volume clients that we are about 10% more expensive then when they GC themselves, but about 50% faster in terms of turnaround time, and very few failed inspections because they have a GC who is running the process and holding subs accountable for work before building inspectors ever have a chance to.
