Maybe that's an incorrect assumption, and if so, you should be able to post some pictures that make that clear.Also, taking a look at the pic of the back of the house, it appears the roof-line is bowed a bit, indicating that there could be some structural issues with the roof.

LOLYou just can't give an estimate of value from any crystal ball with the information you gave us.I have nothing really.You said they borrower defaulted immediately after the closing, this usually indicates fraud, so I would really dig deeper in to title issues and any claims that might be made by others.As to subordinate liens, notice is given to all known lien holders in the foreclosure process, notice of dishonor and demand so they have a chance to show up and bid.

"The bank would never do it" tells me that the bank is calling the note due in full (or for a high amount) and it's in the realms of a possible short sale, given that 150K is also owed on it...Yet, the listing should have had some indication somewhere that it is (doesn't always say "short sale" usually also "subject to 3rd party" or something along those lines).
