Hello Everyone,I am brand new to Real Estate investing and looking to learn how to use buy and hold strategies along with wholesale. 

The one thing all agents want is training and leads in the end, if you can provide them with this as well as the opportunity to market their brand and bring in max commissions you have a game plan that will make both you and the agent money. 

How would the fact that it's brand new, w/o any income history affect it's bank loan approval chance? 

If an investor has no money to bring to a deal most likely it means either they are bad at investing or brand new . 

We are currently paying off the last bit of debt (not including a auto loan, which if that will hurt us please let me know) we have which should be done by November and then we want to go straight into our first investment.

I would include clear language in the lease that states their responsibility for the lawn & snow.

It includes a both a year-by-year mode (10 years); and a month-by-month mode (24 months) designed with re-habbers in mind.

some were included with the purchase of the townhouse (dishwasher and stove)  but i added a microwave, washer, dryer, and 2 refrigerators.  

The term "spouse" includes domestic partners.
