Hi Jason,If those numbers are correct I would not let the roof damage scare you away as it seems there is plenty of equity built although the missing puzzle piece is your estimated cost to renovate.....As far as the roof goes, as long as the leak was contained in the 2 areas it should not be a big deal.

I enjoyed reading the fire suggestion, then got extremely scared somebody would suggest having water on hand to battle a grease fire.
