Rental in questionable neighborhood

I had a wholesaler bring me a deal that has amazing cash flow, but is in a not so good area of Dallas. The house actually has a good renter in the home paying 1300 month.....The home is listed for 65k and needs no work.....the neighborhood Is an older established neighborhood, but one mile in either direction, not so much......the house is going to cash flow 600-700 month......any advice greatly appreciated......I do own 7 rentals, so not new to this, just new to this type deal.
