Guessing...I see foreclosure 3/2015 and then listed for sale 4/2015 and then sold 7/2015 and almost immediately went to rent.

I guess I just need a good helping hand to let me know a route or what to look out for.

I guess that's the main take-away from this post -  buy it right/make sure the numbers work for you.

I guess that would force me to learn and practice wholesaling until I build up enough cash to do a rehab.

I am guessing you will not be able to get a deposit from him is he probably will not want to pay it.  

I am guessing that the main reason is that they do not want to deal with the FRPTA and the withholding issues that we foreign investors have.

You know, someone could do some deal wrong for 20 years, they would have experience, that doesn't mean they are correct or current or in compliance, it just means they have experience at doing something incorrectly, if they never had an issue I guess they might think they are correct.......that is until some deal blows up.
