Drop box is cool, but I gravitated towards Google docs because of the way you're able to share and collaborate in real time, and the threaded comment feature.I'm also a very visual person, so I got creative with the formatting to have cells change color if I missed an appointment, or prompt me to make a new appointment.I still use this for all of my RE leads, but when this new marketing business sprung up under my feet, I had to find something different.

we did one of those in Tangent Oregon.. actually each home had a septic tank but it then just separated the solids from liquid, liquid went out to a force main.. tank needed to be service annually. ground was too wet for leach systems.

In addition to forced appreciation of a renovation, the area where i live has gentrified so much that i feel it's time to sell hight and move on - but i do want to wait for a two year mark to take advantage of a long-term capital gains exemption.

My investors (LP) get first paid because of the pref and since the equity goes my way, it forces me to get projects that have a high IRR.Since, I get to keep a lot more equity on projects with superior returns I am not "hungry" nor desperate to have a lot of projects.
