These two cities are doing great rental yield wise due to logistic warehouses.None of these cities qualify as 'Southern California'....at least not to me....Next you'll throw in El Centro.No offense, I actually like El Centro, great Mexican food... 

@David Hollenberger I would take all the eviction moratorium chaos with a grain of salt.

Take the Zillow estimate with a grain of salt...... a small grain.I have a property that is at best worth 50k and Zillow says it is worth 95k.....

If you cannot get local business interest you could consider renting space to 1-2 food trucks or other type of mobile vendor (check city codes first).
