Sometimes they'll vet the contractors too (if it's a new build or heavy construction).After I purchase the property, they'll also make sure my contractors aren't lying to me about progress by doing draw inspections.

You only care about verifiable facts, properly received in writing.You also need to keep (secured) records of all received applications and their results, so you have proof that you have been following Fair Housing laws by treating every application equally.Everything they said to you, based on your post, screams DESPERATION, if not outright lies, and would be an automatic hard pass.

Lies only compound problems.  

The truth is you never know who is telling the truth or lying and you don't know until after you buy it. 

And here is where the opportunity lies. 

My bank allowed financing through the LLC, with my personal assets as collateral  Therein lies the issue of protecting your home.

Look if people/wholesalers are marketing saying "I will buy your house for CASH" it's a lie!
