The rest goes towards our mortgage or vehicles and we carry no credit card debt with a combined $14k we owe on both of our vehicles.We are now looking to start purchasing rentals to expand our portfolio.

You will need to get a game plan in place. 

The more readily available properties right now are commercial but that is a very different ball game and I wouldn't recommend that to someone like yourself just yet.

I am analytical person by nature and from what I have heard on their podcast - land investing is numbers game.

As I see it now I have a couple options. 1- continue working at current job with high salary and build portfolio of rentals.

Of course some months are easier than others but it’s all part of the game.

If someone converted something without getting the proper permits that's a different game than an old duplex sitting in an old neighborhood.

That makes sense when one is still early in the game or mid stream, but why do that when you don’t need to and want to see others succeed behind you?
