This is why I would never buy in a residential neighborhood where people live there full time as their primary residence, especially one with an HOA.

Let's assume the seller shows you T12 numbers, but they knew they were selling so cut their insurance from full coverage to minimum coverage, they stopped doing any repair that could be deferred, they have an in-house handyman that does all turns, and didn't book any expense to those.

Only issue is the debt service coverage ratio is about 1.0 piti (20% down) will end up at about 2400/mo rent is likely 2400-2500.There is some value add work which can be done in terms bringing the finished basement up to fire code so it can be considered living space.What do y’all think.

I actually did make an offer on a property that I should have written a lower offer for; they held on to the offer for a few days and then tried to get me to pay full price after they couldn't get other people to buy the property.

I have a listing for one that I think could be converted into a duplex plus a small mobile home park, but I don't know the clearance for services and the dwellings required in Texas.
