Hometrust has never offered such a deal (their rehab estimates are laughably low) I would like to hear what other investors are finding that even comes close to the 70% rule and how you are finding them. 

I ask because I thought the loan had to be non-recourse - Hi Paula, I do have a DSCR lender who can assist with a limited recourse loan that will close in the name of a self-directed IRA.

I'm not sure if I truly mean "turnkey" or what the word would be for the state of home I envision –– I'm thinking more like a mini flip... exterior paint, a new fence, add a kitchen backsplash, that sort of thing.

The change was just made in August and our loan docs were changed right before a closing we had in September due to this change.

Check your selling comps too though, you may have enough equity to buy another property close to you in Virginia that you could manage better.

I recognize it is 1 unit, but also the "closed door" discussions with current tenants can negatively impact the occupancy of the property prior to close 4-1-24.  

It's a little annoying but to cover this cost they provided a credit at closing. 

Not an easy feat by any means.As a financial advisor who has many close friends who are currently in residency, I would say one thing that often times gets overlooked is the value of your time in residency.
