The cash flow (or actually the net income before taxes) from the property (doesn't matter whether it is a single family or multi) should have a DSCR (debt-service-coverage-ratio) of at least 1.20 or more.

Best you can get would be 15% down as an investment property or if you can show proper intentions, you could call it a Vacation home which only requires 10% down as long as it is a (SFR - single family).
