The way some buyers leave with a check is to close on the 2nd or 3rd of the month so they get 90% of the rent the seller collected on the 1st (assuming tenants paid on 1st or 2nd)

When I mean SRED, referring to similar to green building, that is correct, coming from Materials, energy efficiency, passive house design, envelope, water collection, SIPS or MODULAR, etc.

Could be those past bills were estimates and you now have an actual reading that “catches up” on past bills that were too low.Another thing is tenants running extension cords from hallway receptacles to run space heaters inside their units.If you have radiators, you want to keep heat on so that they do not have any potential for freezing up, but you don’t have to keep the temperature higher than say 60F.
