You own the property, you inherited a month to month lease and you are allowed to not extend and you are allowed to end a lease based on the state of the apartment.

Purchased a 1031 exchange property September 2020 just as California gov (and now the Fed Gov) extended the Pandemic eviction moratorium. 

My partner wanted to keep some as rentals, but after the delays because of the pandemic, adjusting our contracts again and again to extend time was stressful for me.

Just because you operate one dealer business, does not automatically extend this tax treatment to other businesses you operate, especially not to other entities.3.

I believe this would allow me to sell these two properties in a short time window without suffering tax penalties to then move into my third property while using the capital gained to move into an out-of-state market.  

I decided that the easiest pivot to do (besides hiring a traditional team member ) is to extend the 13 weeks to 26 weeks period to ensure we hit our benchmarks of 10k calls and 12 follow ups per lead.This will help ensure that we find 12 motivated sellers, offer on 10 properties with LOI's, and closing on one deal in 26 weeks.

However, be cautious since your income may not be enough to support an extended vacancy.

Not even remotely a good experience (took over a week, 3 visits, no communication from any of the companies involved), I knew then and there I would not extend the contract for another year with them.
