You'd need to ask a tax pro to confirm but initially that sounds like something you'd only do if you're married but filing separately, which typically doesn't work out as well as filing jointly except certain situations.

There is usually some protections in place for owner occupieds on a deficiency judgment for forgiveness of the balance, but as far as I know, there is no flexibility for investors who short sale to eliminate that debt after closing.....except bankruptcy....which is WORSE because that stays on your credit for 10 years (even though you can purchase again in as little as 2 years).Foreclosure would be another way to eliminate the deficiency, but even then, depending on your state, and how they secured the debt, that isn't always a given either.No great options here.

In general, the park has to approve the tenant too.The park fee can be higher than local condo fees running in the $500+/month range here in the Plymouth / Carver area where I recently sold one and have another under contract.The other interesting feature is that there is no obvious distinction in our MLS (MLS PIN) between a manufactured home and a trailer home, except for verbiage in the listing description.
