I'm relatively new to the real estate investment market and am curious about a situation.I have been told recently that there might be a situation wherein the county or state can pass a law (could be temporary) saying tenants don't have to pay rent and still can live in the house in exceptional situations, may like the current COVED19 outbreak.

There is a 2% exception provision to capitalization, which is the one that I use more than any other.I believe it provides that if all repairs in a year are less than 2% of your unadjusted cost basis in the property you don't need to capitalize.

You would be forgiven for thinking it was Christmas Day....except, of course, Christmas Day is quite busy at Grand Central.It seems the entire of NYC is working from home as we finally start to take the virus seriously.

There's little to no money involved (though I recommend getting a second number through something like Google Voice or GoDaddy Smartline - there are others) but you have to be willing to make call after call after call after call and being harshly rejected (to say the least) on many of those calls.Door knocking is even cheaper, except that maybe you're doing more driving.
