I'm relatively new to the real estate investment market and am curious about a situation.I have been told recently that there might be a situation wherein the county or state can pass a law (could be temporary) saying tenants don't have to pay rent and still can live in the house in exceptional situations, may like the current COVED19 outbreak.

There is a 2% exception provision to capitalization, which is the one that I use more than any other.I believe it provides that if all repairs in a year are less than 2% of your unadjusted cost basis in the property you don't need to capitalize.

If the circumstances were different and the quad was here in western Pennsylvania and needed that much work in the 60 upcoming days, I would be worried.

There's little to no money involved (though I recommend getting a second number through something like Google Voice or GoDaddy Smartline - there are others) but you have to be willing to make call after call after call after call and being harshly rejected (to say the least) on many of those calls.Door knocking is even cheaper, except that maybe you're doing more driving. 

It’s a good deal, I’d be breaking even if I house hack but I know the equity is going to be awesome as the location is excellent .... except it’s across from a cemetery.

I, too, am an investor in SoCal, except I took my small capital out state to invest, but am looking to hopefully bring it back in state soon with some partners I have made recently. 

Are there any tax court cases that make an affirmative judgement that these or similar actions and circumstances would beconsidered self-dealing?
