It is an illusion, it is a farce, and please understand that you have all the right to disagree and you can fight for your beliefs but the fact remains, that NO filter/criteria can isolate motivation from a list.

Yes. sometimes it's a pita to get the seller to do it but it prevents disagreements especially about security deposits. tenant and seller should sign so everyone knows how much you are getting credited for deposits and the seller and tenant can fight it out before the sale if they disagree.

From everything I read, if they disagree and continue paying old rent ontime, the court most likely will be on their side.
