Estoppel- good or bad idea for a newbie?

Hi everyone! I am under contract to buy a duplex in Georgia. This is my first investment property and it has current tenants. I do have their current lease agreements, but I want to make sure what the tenants expect and if there are any on going issues, etc. Should I also have them fill out an estoppel? Thank you for your help!
