I'm looking for someone experienced in the FL market (Avery Carl is the go to for Smoky Mtn. market) who knows of good neighborhoods and areas where houses are allowed to do STR and will cash flow well through Airbnb/VRBO. 

Also, you really dont look on medical  or car related issues, even if its not so much money?

I'm looking to be conservative with my money and I know that Pocatello/Chubbuck is only 70,000 people with, not the most dynamic economy/job market.  

The reason is that the diagram on the county records includes a 3rd car garage as living area.

Small companies tent to be cheaper than large too... it's like car insurance.
