I see people referring to living in a house for at least two years so the profit is not taxable, but would this not apply to me since I’m doing a rent to own??

Some people suggest newer properties so there is less upkeep but definitely you are right - not in roughest area.3rd party property inspector - Are you referring to a property manager or appraiser?

Pretty easy structure, no percentage needed and lawsuits fly with a 20k profit.

I like the area for a few reasons: The people that live there seem to be solid working class folk with a strong sense of communnity, access to the Parkway is easy,  every store you could possibly need is on Rte 35, the schools seem good, and it's probably an amazing place to live in the summer.Does anyone have experience investing here or have any insight they would be willing to share?

Standing out can be as simple as doing a great job for current clients and incentivizing them to refer you business, either by a temporary discount, rebate or something similar.
